AirhostSwap converts empty Airbnb nights into global travel credits

AirhostSwap, a South African-founded platform, is addressing a perennial challenge in the short-term rental market: unbooked nights. During low seasons or midweek lulls, even high-performing properties often sit empty, dragging down annual occupancy rates. According to founder and CEO Lamont Hitchings, the average Airbnb occupancy rate hovers around 55%, meaning assets are underutilized nearly half the time.

Hitchings notes that an unbooked night is a perishable commodity—once the date passes, the potential revenue is lost forever. AirhostSwap solves this by allowing hosts to “bank” these empty nights, earning points by hosting other property owners, which can then be redeemed for stays worldwide.

To ensure flexibility, the platform utilizes a points-based system pegged to the US Dollar at a one-to-one ratio. This allows for friction-less international transactions. For instance, a Cape Town host charging R1,650 per night (approximately $100) earns 100 host points. These points can be spent on a budget studio for 50 points or saved toward a luxury villa at 300 points per night.

This “one-to-many” model removes the need for a direct like-for-like swap. However, for users who prefer a traditional “one-to-one” reciprocal exchange—where two hosts stay at each other’s properties—the system allows for point-free transactions. In these cases, the guest simply covers the cleaning fees.

Trust is a cornerstone of the platform. Membership is strictly limited to Airbnb hosts with a minimum rating of 4.6 out of 5. To streamline onboarding, users can import their existing Airbnb listing data with a single click, followed by a manual review by the AirhostSwap team.

A critical technical feature is the platform’s real-time calendar synchronization. When a swap is confirmed, the corresponding dates are automatically blocked on the host’s Airbnb calendar to prevent double-bookings. The interface also includes a “reverse search” feature, enabling hosts in a specific city to see which international members have expressed interest in visiting their region.

Since its mid-February relaunch, the platform has grown to approximately 2,500 members with 2,700 listed properties. This is supported by an annual subscription model of $149 (roughly R2,400), which facilitates unlimited exchanges. If a member lacks sufficient points for a specific stay, they can “top up” at checkout.

Beyond the utility of free travel, Hitchings sees the platform as a collaborative hub. Since hosts in different provinces or countries aren’t direct competitors, they often use their stays to exchange ideas on property management and hospitality “craft.” With dedicated mobile apps and community meetups currently in development, AirhostSwap is positioning itself as an essential tool for the global hosting community.
